The five clearances
Run the UCC and lien search
Pull a county recorder search and a UCC-1 fixture filing search on the property. A financed system almost always leaves a filing that title will find later — better you find it first.
Confirm loan assignability
Read the finance agreement for transfer or assumption language. Some loans move with the home, some require buyer qualification, some must be paid at closing. That answer sets the whole deal structure.
Trace the warranty chain
Separate the panel and inverter manufacturer warranties from the installer's workmanship warranty. Manufacturer coverage usually survives the installer; workmanship coverage often does not.
Recover monitoring access
Get the monitoring account into your own name with your own credentials. Without production data you cannot prove the system works to a buyer, an appraiser, or a lender.
Assemble the inspection packet
Permit, final inspection sign-off, interconnection agreement, as-built plan set, and the current production report. That packet is what turns a red flag into a selling point.
